The Repairing Standard
Ensuring Habitable and Safe Living Spaces
When assessing a property’s compliance with the Repairing Standard, it must meet the following criteria:
- Structural Integrity:
- Wind and watertight, providing a reasonable fit for human habitation.
- Structurally and externally in a reasonable state of repair and good working order.
- Utility Installations:
- Installations for water, gas, electricity, sanitation, heating, and hot water must be in a reasonable state of repair and good working order.
- Fittings, Fixtures, and Appliances:
- Any fittings, fixtures, or appliances provided by the landlord as part of the tenancy must be in good working order.
- Safe Furnishings:
- Furniture provided by the landlord should be safely usable for its intended purpose.
- Tolerable Standard:
- The property must meet the tolerable standard, ensuring overall habitability.
Fire and Carbon Monoxide Safety
As of 1 February 2022, the provision of warning systems for fire and carbon monoxide has shifted from the Repairing Standard to the Tolerable Standard.
Pre-Tenancy Obligations
Before the tenancy begins, landlords are obligated to:
- Conduct a pre-tenancy inspection to identify necessary repairs.
- Communicate any required work to the new tenant.
- Provide written information outlining the landlord’s duty to maintain the property to the Repairing Standard before the tenancy commences.
